Six excellent reasons to go back to College

SOME of the most exclusive new homes to come on the Dublin market this season were launched earlier this weekend at College Square in Terenure, Dublin 6. And with prices ranging from 990,000 to 3.5mplus, these homes are pretty impressive, with 24-hour security and porter service, and an on-site spa and fitness centre just for the residents.

According to architects at Niall D Brennan and Associates, College Square combines the best of contemporary comfort with the classical elements of Victorian and Edwardian architecture. Traditional redbrick, blue slate roofs and Portland stone window surrounds are just some of the features that Ballymore have added to draw interest in this scheme.

Built on the former St Mary's rugby grounds, this upmarket scheme comprises 77 three-, four-, five- and six-bed houses.

Location is another strong selling point here, with Terenure being one of South Dublin's most expensive neighbourhoods, where there is a good stock of mature redbrick houses, nice shops, parks, good schools and easy access to the city centre, just four miles away.

Larger than average, new homes here have plenty of space, and are well laid out. Three-bed townhouses have a floor area of 115sq m (1236sq ft), while fourbed semis are around 154sq m (1663sq ft). Five-bed houses come in a choice of detached and semidetached, but both styles have a floor area of 192sq m (2070sq ft). Six-bed detached houses are very large at around 292sq m (3140sq ft).

Four and five-bed houses are period-style threestorey houses which comprise large living rooms, open-plan kitchen cum dining rooms, wide hallways, guest wc and cloakroom, bedrooms and bathrooms.

Main bedrooms are situated at top-floor level and come with en-suite bathrooms and dressing rooms.

But what really sets these homes apart, other than appealing exteriors and good locations, are the internal features which are absolutely top-of-the-range.

Italian designed kitchens come with solid oak units, integrated appliances, sandstone flooring and stone worktops, while designer bathrooms have stone wash basins on oak stands, mosaic glass features, marble walls, and honed slate flooring.

Living rooms are even more elegant with either marble or granite fireplaces, limed oak shelving, etched glass features and large hardwood windows.

Solid timber flooring is laid throughout, and interiors have been done by international designers Carter Tyberghein.
