A PRIME site measuring 743sq m (8,000sq ft) and located less than a quarter of a mile from Drogheda town centre is expected to fetch in excess of 4m when it is sold at auction next month.
The property consists of two three-storey main buildings with 15 metres frontage to Dyer street, and a workshop, showroom and yard to the rear, backing onto the Boyne river.
The premises is occupied by Kennedy's Motorcycle Repairs, a landmark commercial enterprise which has been in situ since 1948.
No 6 and 7 Dyer Street is a two-minute walk from the Scotch Hall Shopping Centre and close to all local amenities.
Other occupiers in the vicinity include AIB, Wogans Interiors and the Fitzwilliam Court building. The property is zoned 'town centre' in the Drogheda Borough Council Development Plan 2005-2011.
"What that means is that whoever buys the site can develop it with a high density mix of commercial and residential, " explains Nick Crawford of selling agent Douglas Newman Good.
"And given that there are residential blocks six or seven stories high on either side, the likelihood is that a similartype structure will be erected by whoever buys the property."
According to Crawford, the proximity of the river is an added attraction which will increase the saleability of the premises.
"From a residential point of view it's visually attractive.
As well as that, it means you won't be built over at some stage in the future and your light source won't be blocked off.
"From a commercial point of view it increases the options for ground-floor development.
You could, for example, have a boardwalk with outdoor seating to increase the appeal of whatever enterprise occupies the ground-level section of the building.
"We're guiding 4m plus . . .
so we expect it to achieve in the region of 4.5m.
The auction will take place on Wednesday, 4 October.
