Lotts of appeal in D4
Valerie Shanley

IT would be hard to beat this part of Ringsend for city-convenient location, and it also comes with that highly regarded Dublin 4 postal address. Up the prom is Sandymount village with little cafes, restaurant and bars, while Ballsbridge is just a quick step in the other direction. Trinity College, St Stephen's Green, Docklands and the IFSC are all easily reachable on foot too, while the Sportco leisure centre, complete with large swimming pool, is on South Lotts Road.

Which happens to be where this mid terrace period residence also sits.

No 90 South Lotts Road has a quaint, old-style exterior, but inside the interior design style is refreshingly modern with rich, earthy paint colours and plenty of natural light.

The three-bed terraced house is approached via the easily maintained, landscaped garden . . . big enough for off street parking and bordered by mature shrubs, raised beds and seasonal planted containers. Through the entrance porch, with mosaic tiled floor and exposed brick walls, is the reception hall with ceiling cornice and oak floor.

Accommodation overall extends to 78.6sq m (846sq ft).

Leading from the hall are two interconnecting reception rooms, perfect for party-sized gatherings.

Pale timber floors extend throughout this space which also includes modern, fitted timber and glass shelving, and open fireplaces. An archway leads through from here to the dining area, painted a deep terracotta shade and with natural light flowing down from the vaulted glazed ceiling and the full height, double French doors leading out to the patio. A feature of this space is the row of pendant lights above the dining table.

The kitchen is fully fitted with maple units behind which are mosaic tiled walls.

Appliances have been integrated under the marble effect worktop. Also at entrance level is the bathroom which has both a bath and pumped shower unit, fitted medicine cupboard and feature mosaic tiled wall with inset mirror and oil pastel painting.

On the first floor return is the landing with access to the attic (suitable for conversion with planning permission) and a concealed storage area.

A bedroom at this level is in use as a study. It is carpeted and has fitted, timber shelves.

Two more bedrooms are on the first floor proper.

The original cast iron surround fireplace and polished timber floor make charming features in one room. The other is fitted with wall to wall wardrobes and also retains the original floorboards.

Mosaic tiling is also evident on the sheltered rear patio which includes the quirky detail of hand crafted ceramic wall flowers.

This part of Ringsend is well serviced by public transport, including several bus routes and the Grand Canal Dart station just a few minutes' walk away.
