Class and convenience at Carrickmines

THIS weekend saw the release of another phase of homes at the 200m Carrickmines Manor residential scheme on Glenamuck Road, Dublin 18 A collaboration between Pierse Homes and Redquartz Boundary, this is a stylish, upmarket development close to shops, schools and transport networks.

Built on a site just past Carrickmines Tennis Club, this scheme provides a mix of houses and apartments.

Architects O'Mahony Pike have laid out the blocks in a series of zones, each self-contained in terms of leisure space, parking and amenities. Several landscaped areas and courtyards are dotted around.

The current phase comprises a mix of one, two and three-bed apartments in a feature building to the front of the development, along with some large duplex houses with private roof gardens. Some new show-units on-site give potential buyers a good idea of what to expect here in terms of size, layout and finish.

One-bed apartments range in size from 49sq m to 56sq m (525sq ft to 600sq ft), while two-beds vary from 67sq m to 88sq m (720sq m to 945sq ft). The apartments include a hall, kitchen, living/dining area, bedrooms, bathroom and en-suite in all twobeds.

Also on offer are three-bed duplex houses ranging in size from 111sq m to 115sq m (1190sq ft to 1235sq ft).

Building work started on-site last year, with duplex units due to be ready in early 2007, and apartments completed by early 2008.

Well finished, homes at Carrickmines Manor come with some stylish features such as solid cherrywood kitchens with frosted glass units, Belfast sink, polished granite worktops, over-counter lighting, brushed chrome handles, and integrated appliances.

Bathrooms are fully tiled and include large mirrors and vanity units, heated towel rails, thermostatic bath and shower mixers, and fitted screen doors, while windows and doors are all solid wood. Other features include natural gas central heating, recessed lighting, and resident and visitor car-parking.

Carrickmines Manor is close to the M50, and a proposed Luas line extension is expected to run close by.

Price: One-bed apartments from 370,000; two-beds from 470,000; and three-beds from 575,000.
