THIS Tuesday sees the launch of the long-awaited 160m Carrigglas golf and residential scheme in Longford, which is being developed by Kearns.
Set within one of the finest walled parkland estates in the country, this major development will comprise a championship golf course, hotel and country club, and some large three and four-bed houses, the first 50 of which are being released for sale. The golf course is due to open in early 2008, while the first houses will be ready by 2007.
One of the last remaining walled estates in Ireland, Carrigglas comprises over 600 acres of pasture land, meadows and mature woodlands.
Set to be one of the best golf schemes in Europe, the course is being co-designed by Retief Goosen, winner of the US Open in 2001 and 2004, and Jeff Howes, who also helped design Mount Juliet and the Heritage golf courses.
Carrigglas manor will be restored and used as an upmarket hotel. The grounds will incorporate a spa, tennis courts, equestrian centre and leisure centre.
The residential side of the development will comprise of a scheme of large three and four-bed houses on the estate's old deer park, while the old workers cottages and gate lodges will also be refurbished and available for sale in a later phase. Carrigglas village provides good community facilities include a school, creche, shops, pub and restaurant.
Designed by Frank Ennis & Associates architects, there will be 11 different house designs available, in a mix of detached, semi-detached and terraced. Three-beds range in size from 92 to 144sq m (1,000 to 1,560sq ft), while four-beds vary from 119 to 183sq m (1,290 to 1,970sq ft).
Houses will be finished in both smooth render and cutstone and will have hardwood windows and doors. Other standard features will include slate roofing with solar panels, and CAT 5 wiring for digital and high-speed communication. Buyers will also get a choice of kitchens, tiling, wardrobes and fireplaces. In a designated rural renewal area, all homes qualify for Section 23 tax-relief for both owner-occupiers and investors.
