The Green in Clonard . . . great value
June Edwards

FIRST-TIME buyers and young families home-hunting in the Wexford area will no doubt be interested in the launch of a new phase of three-bed houses at The Green in Clonard Village, where prices start from 275,000 for a good-sized property with private garden.

Since being launched almost two years ago, around 240 homes have sold here, and when completed there will be 300 houses and apartments on-site.

Just off the N11 on the Duncannon Road, The Green is beside the new Clonard Retail Park and a few minutes' drive from Wexford centre.

Developed by Cleary Doyle, whose recent new schemes include Clonattin Village in Gorey, Courtown Harbour and Avoca Wood, The Green is laid out in several cul-desacs and courtyards, with most homes having access to open green areas.

Apart from its proximity to Wexford, a big selling factor is the new on-site village centre due to be open in June 2007, which will incorporate a large supermarket, creche, medical centre, pharmacy, restaurant, office space and 17 small retail units.

Added to this, nearby Wexford town is a thriving hub with plenty of shops, restaurants, businesses and an arts centre.

On offer in this phase are a selection of three-beds including a three-storey townhouse with a floor area of 115sq m (1,245sq ft), a twostorey townhouse of 98sq m (1,055sq ft) and three-bed detached or semi-detached homes of 108sq m (1,170sq ft).

Price: Three-bed houses from 275,000 to 315,000 plus Agent: Hooke & MacDonald 01-6318402 and Property Partners John Corish 053-9122577
