Plenty of Clontarf character
Valerie Shanley

LAWRENCE House takes its name from one of Clontarf 's most sought-after roads and has the features to match. Set on 26 St Lawrence Road, Dublin 3, the adjoining rear garden is 73 metres in length and offers development potential (subject to planning permission). Also to the rear is a separate bungalow with five rooms and a bathroom. Detached and red-brick, the interior of the main house has a floor space of circa 272 sq m (2,928 sq ft) and retains the fine architectural dimensions and details of the property's Victorian vintage.

This intrinsic character is immediately evident. Along with fine ceiling coving and a centre rose which is currently highlighted by a sparkling crystal chandelier, the reception hall is dominated by the original floor tiling. A host of original features also defines the living room, from the bay window to the marble fireplace. A cosy 'TV room' overlooks the rear garden and it also has a fireplace and shuttered, sash window.

Adjacent is another living room, currently used as a study. To the rear of the hall is the well-fitted kitchen, big enough for dining and with French doors onto an enclosed patio. Upstairs is the main bathroom and five double bedrooms, all en-suite. To the front is a large well-maintained lawn.

Price: AMV 3.35m; auction 25 October 2006 Joint agents: Sherry FitzGerald 01-833 6555; Paul G Grimes 01-835 0392
