Work to be done but a wonder awaits on Dalkey's Sorrento Rd
Valerie Shanley

DALKEY carries unmistakable cachet in property market terms, especially with 'Sorrento' in the address.

Woodberry, a three-bed house at 57 Sorrento Road offers the chance to create a wonderful family home in one of Co Dublin's most soughtafter locations. The house is detached, with gardens front and back. According to Simone Rothschild from selling agents Lisney, Woodberry is in need of full modernisation, and the asking price reflects this. There are high ceilings with picture rails and centre roses in many rooms, while the house was extended into, and over, the existing garage. Because of its situation in terms of views, and a terraced rear garden, the reception and living areas are laid out on first-floor level.

The gardens are fully mature, with, to the front, a private, south-facing patio and an equally sheltered garden to the rear. Like the house, the gardens will require some attention. Accommodation at entrance level briefly comprises the hall with parquet floor, picture rail, dado rail and ceiling rose; three double bedrooms, one with bay window and fireplace; shower room; separate wc; bathroom; and storage room to the rear. On the first floor is the large living room, breakfast room and kitchen with presses.

Price: AMV 1.5m; auction 24 October 2006 Agent: Sherry FitzGerald Dalkey 01275 1000k
