Thoroughbred scheme in Dublin's newest area

ORIGINALLY the location of a former stud farm and home to many famous stallions, the torch has been passed to a new generation at the Paddocks, Adamstown.

Built by Maplewood Developments, this landmark project aims to set a new standard for future developments of this scale by creating a self-contained and sustainable community. Key to the developer's approach is a commitment to provide the necessary supporting physical and social infrastructure and service in tandem with the development of quality housing, according to selling agent, Gina Kennedy of Douglas Newman Good.

Phase one of the Paddocks will comprise of 252 units. The initial release of 100 units includes a mix of two- and three-bed apartments, threebed duplexes and two-, threeand four-bed houses in a wide variety of layouts and styles.

Completions are expected from spring 2007.

A major feature of the Paddocks is its attention to detail.

When completed, the 700-unit development will have every facility on its doorstep including three primary schools a post-primary school as well as several creches, shops, leisure centre and transport infrastructure. Located off the N4 and the Newcastle Road, near Lucan, the development will have 72 acres of parkland for sports and leisure including three parks, neighbourhood greens, playing pitches and a central park.

A rail link situated within walking distance of the development will take commuters to Heuston station in just 15 minutes. More importantly, there are future plans to upgrade the existing rail lines to increase capacity for 8,000 passengers during peak hours.

This new rail link is planned to open spring 2007.

Two quality bus corridors are also planned as part of improving commuter links.

The Adamstown link road is due for completion autumn 2006. This link will allow residents direct access to the new outer ring road.

Designed by architects Fenton Simons and Associates, the units feature customdesigned kitchens, high spec bathrooms and en-suites, builtin wardrobes and extensive wall and floor tiling. Other features include gas-fired central heating and high-speed internet access.

Situated at the northern edge of Adamstown, the Paddocks, is close to the Superquinn shopping centre.

The development will also include a new local centre with shops etc, and the primary school will be located at Tandy's Lane Village nearby.

The launch at the Paddocks is from a marketing suite on site which also houses a fullsize two-bed show apartment displaying the full range of specifications and finishes.
