St Edmunds worth your reverence?

AWARD-WINNING developer Glenkerrin Homes has brought its successful formula to bear at St Edmunds, a new development set in the former grounds of St Loman's Hospital, Palmerston.

Close to the Liffey Valley Centre and just one minute from the junction of the M50 and the N4 in Palmerston, St Edmunds combines the height of contemporary design with the best of locations.

Comprised of 500 units in total, the first phase of 158 units went on sale off plan this week. Units available include two-, three- and fourbed duplexes, as well as one-, twoand three-bed apartments. Currently under construction, the development has show apartments with interiors designed by Habitat on view, and is due for completion in spring/summer 2007.

As an incentive for first-time buyers, selling agent Hamilton Osborne King is offering those who register their interest the chance of winning one of five 1,000 vouchers for Liffey Valley shopping centre over the next three weeks. A podcast will further assist purchasers by allowing them to download the story and information about the development to their PC or iPod.

The units are large and stylish with bright interiors and all the apartments have dedicated basement parking with internal lifts.

Apartments have broadband in the living room and bedrooms and cabling for home cinema in the living room. Kitchens and bathrooms have high-spec appliances and tiling and there are fitted wardrobes in the bedrooms. Floorto-ceiling windows and recessed lighting put the finishing touches on creating a relaxed living environment.

Architects McCrossan O'Rourke Manning have left little to chance at the development, which features extensive landscaping, modern street lighting and a landscaped courtyard to provide a green space for own-door homes to look out on.

Already well-served by good public transport, plans for a direct Luas line to the city centre will make this scheme even more attractive for both owner-occupiers and investors. The development has plenty of amenities on its doorstep, from shopping and cinemas at Liffey Valley Centre, just seven minutes walk away, to entertainment in the form of smart new venues such as the Clarion Hotel across the road as well as the Sinergie restaurant and Arc bar.
