Ahead of the field in Sandyford
Carita McCullagh

MEADOWFIELD House in Sandyford, Dublin 18, is a large attractive home set in mature spacious gardens. Set back from the Ballyogan Road, its central location provides easy access to Dundrum Town Centre, Sandyford industrial estate and extended access to Dublin city and environs via the nearby M50 and planned extension of the Luas.

A seven-bed property, it is an imposing 332sqm (3,580sq ft) and has the added benefit of an adjoining 67sq m (721sq ft) mews . . . ideal for the growing family.

Space here is enhanced from the moment you enter with a double-vaulted mahogany panelled ceiling in the hall which extends up to the landing. All the woodwork doors and architraves are also mahogany and the turned staircase is an impressive feature. A mix of windows allows natural light to flood the space, making it even more appealing.

Double doors lead into the elegant living room which has an Adams-style white marble fireplace and picture window.

There are two further reception rooms, a dayroom with open fireplace and family/TV room. As you would expect in a home of this size, the kitchen is large and well planned with hand-painted units, an Aga, Miele dishwasher and Ariston fridge. The warm timberpanelled ceiling and spot lighting gives this room the feeling of a country kitchen with 21st century convenience.

The utility room has a stainless steel sink and space for a washing machine.

Patio doors lead from the kitchen to a rear south-facing garden. Measuring 130ft long and 60ft wide these mature private grounds have a combination of lawn and paved areas, with a gazebo and fish pond and an abundance of well-established trees and shrubs.

There is one bedroom downstairs which could ideally be used as an office or study. Also on the ground floor is a guest WC.

Upstairs the large master bedroom has fitted wardrobes and an en-suite with bath.

There are five further bedrooms one of which has a dressing room and four have fitted wardrobes. The large family bathroom has a bath and shower cubicle with electric shower.

The adjacent mews has a hallway, shower room and twodoor garage downstairs while upstairs there's a large living area measuring 7.3m x 4.3m.

Access to the property is via electric gates and in front of the house there is ample parking for nine cars.
