Three's a favourable crowd on Galway estate
Valerie Shanley

THREE into one will go in the sale of this lakeshore estate, 9kms from the village of Woodford, Co Galway. Set amidst 77 hectares of woodland and meadow, with over 500 metres frontage over Lough Atorick and nestling in the purple shadow of the Slieve Aughty mountains, the estate comprises three separate residences, with the main being a two-storey traditional Irish farmhouse, sympathetically restored with a dash of country charm.

During the renovation, this main house was extended while a winter garden was added next to the terrace. The property was enjoyed for many years by a German family who made the most of it, and the location, as a holiday getaway. Buyers with a taste for the outdoors will be interested to know that the sale comes with the possibility to acquire the bicycles and boating equipment used by the family, along with most of the furniture.

The farmhouse has a floor area of circa 200 sq m (2,152sq ft) with accommodation comprising four bedrooms, livingroom, library, gallery, bathroom, shower room, sauna, fully-fitted kitchen and guest cloakroom. Simple white-painted walls combine with natural Irish cedar and Douglas woods throughout, giving a very natural feel to the farmhouse interior, along with two open fireplaces. Outside is a large studio with under-floor heating, a terrace, garage, and . . . particularly of interest again to those swimmers and bikers . . . an outdoor shower.

About 200 metres through the woodland from the main residence is the shepherd's cottage. It is a mirror image of the bigger farmhouse and has also been restored. This would suit guest accommodation, extending to 85sq m (915sq ft), and comprising three bedrooms, bathroom; sauna; living room and fully-fitted kitchen. The ground floor has underfloor heating and there are two open fireplaces which enhance the cosy, cottage feel, along with natural wood finishes and slate floors.

A third, more modern house, in need of repair, comprises three bedrooms, living room, kitchen and bathroom.

There is a terrace and boat house, all with fine lake views similar to the other two residences.
