Tranquillity with charm inEdenview
Valerie Shanley

A CITY location, period redbrick charm and all within a traffic-free environment . . . it's hardly surprising that Mountshannon Road is one of Kilmainham's most popular residential areas. Approached via Mayfield Road, the oneway system off the South Circular Road ensures this is a tranquil spot to settle.

Number 23 Edenview, doesn't disappoint when stepping through the smart, stainedglass panelled hall door either, with Edwardian charm and tasteful refurbishment evident from the start. Floor space is circa 115sq m (1,240sq ft).

The three-bed property retains characteristic ceiling coving, centre rose, and dado and picture rails in both the entrance hall and main reception room. Original floorboards have been sanded back to a mellow sheen throughout. A bay window and marble fireplace give the definitive period elegance to the main living room.

The second reception room is used as a more informal family living area, and has well-planned storage in the mix. Solid oak, Shaker-style units in the kitchen have integrated appliances. A cream tiled floor, and double doors to the rear garden ensure this is a bright space in which to work.

On the first floor are three bedrooms. The main bedroom spans the entire width of the house and is filled with natural light from both the deep bay and the sliding sash windows. Features here echo that of the main reception room downstairs, including a fine marble fireplace, picture rail and ceiling plaster detail.

There are two further bedrooms on this floor, and also a smart, contemporary bathroom behind the original coloured glass panelled door.

On the second floor, is the attic room with Velux skylight. An attractive feature of the property is the south-facing rear garden, laid in lawn, secluded by ivy clad stone walls and with pedestrian access from the back laneway.

There is also a side pedestrian access.
