A rambling country estate
Valerie Shanley

THIS is a parochial house most definitely more in the style of Anthony Trollope than Father Ted. Although needing substantial renovation, this fine old residence at Balyna, Broadford, dating back to circa 1830, gives the opportunity to develop a parkland estate on the Kildare/Meath border, says selling agent HOK Country.

The property is three miles from Enfield, just inside the Kildare boundary, near the Royal Canal, amidst the sort of rolling pastures and towering broadleaf trees that the more romantic writers wax lyrical about.

The more business-minded will be interested in the fact that across the road is the Balyna House Estate, home to the Moyvalley Hotel and a soon-toopen Darren Clarke-designed championship golf course.

Also, the area is close to the M4, and is serviced by a number of schools, churches, pubs, and sports clubs.

While the main house was lived in until recent years, there are major renovation works required throughout.

Accommodation at ground floor comprises the hall with feature staircase; study; drawing room; dining room; guest cloakroom; kitchen with oilfired range; pantry and store room.

Principal reception rooms have the typical ornate plaster detail and marble fireplaces of the early 19th century period. On the first floor are five bedrooms, the bathroom and separate WC.

To the north of the property is a stone courtyard with two coach houses and numerous stables and stores.

The lands are laid in seven natural divisions by large, mature hedgerows and the house is approached by an attractive tree-lined avenue.
