Water nice place to live near the Grand Canal
Brenda McNally

GRAND Canal Court is an exciting new apartment scheme by Newlyn Developments overlooking the Grand Canal. Comprised of 30 apartments set over three floors, the scheme has an adjoining six-floor landmark tower with a mix of one- two- and threebeds. The main feature of the development is the tower's facade of glass complemented by generously sized terraces with views over the canal and to the mountains beyond.

The units, which feature canal views and balconies to all apartments, have been launched off plans at the selling agent's offices on Pembroke Road, Dublin 4, and completions are expected September 2007.

Located beside Herberton Bridge at Dolphin's Barn, Grand Canal is perfect for either owner-occupiers or investors. The city centre, St James'Hospital, Grafton Street and Temple Bar are all within easy reach and there are also a number of local shops in Rialto village.

The Luas and numerous buses offer transport to the city and the greater Dublin area and nearby Heuston Station provides easy access to the rest of the country.

These are good-sized apartments; one-beds span 45sq m (500sq ft) and twobeds measure 65sq m to 80sq m (700sq ft to 861sq ft).

Internal features include custom-designed kitchens with appliances, extensive quality tiling in kitchens and bathrooms, gas fired central heating, secure underground parking (at an additional 30,000) and Smart technology.

Price: one-beds from 340,000, two-beds from 430,000 Agent: Gunne New Homes, 01-628 2332
