The London office buildings are the latest in a string of property deals concluded by the company since it launched what it refers to as its second Anglo-Irish investment fund. O'Hara said the fund, which took in some 110m from British and Irish investors, has now been invested in £330m ( 490m) worth of commercial property. "When fully invested it will be around £400m ( 597m), " he said.

About two-thirds of the money invested in the fund came from Irish investors, who clearly have lost none of their appetite for British property. Clients of Anglo Irish Bank put up 22m. The remaining money came from "high net worth individuals" in Britain and Ireland, according to O'Hara. One Irish investor committed over 7m to the fund, which was restricted to those with a minimum of 740,000 to invest. .

A separate Anglo-Irish fund, the first put together by Tyburn, has 270m in assets under management, having sold off around 240m of its holdings. O'Hara said the fund had produced a compound annual growth rate of 30% for the investors, far in excess of the 15% target set by Tyburn.

The target for the second fund is a more modest 12% but O'Hara said the company was confident it could outstrip that.

Separately, Tyburn has set up a 300m German commercial property fund in partnership with Dublinbased accounting firm BDO Simpson Xavier.
