New homes in shadow of the Sugar Loaf
Brenda McNally

SMALL but perfectly formed, The Vale, in the shadow of the Sugar Loaf, is a new exclusive development of just four architect-designed homes, each with an individual stamp.

Bounded by mature trees and shrubs, The Vale has been designed to blend seamlessly with its surroundings while offering owners privacy and state of the art facilities.

Built by Cole Con property developers and designed by architects PD Lane Associates, the houses feature a strong Scandinavian influence and are fitted throughout with designer fittings and technology.

The showhouse and its neighbour are complete and, according to the selling agent, the first one or two lucky purchasers could avail of early possession. The largest house at The Vale is due for completion in early spring 2007. Work has yet to commence on the fourth site, so purchasers could have a choice of possession from later this year to early summer 2007.

Ranging in size from over 400sq m (4,304sq ft), plus a double garage, to around 550sq m (5,380sq ft) or one very special home built into the side of the hill and extending over three floors, these are arguably the finest new homes to come to the greater Dublin market this year.

The high-spec houses boast meticulous craftsmanship and understated yet elegant interior design which will appeal to even the most discerning of tastes. Each house incorporates six rooms with hightech multi-room music and lighting control systems. In The Vale, all houses are smartwired for future integration of electronic systems such as TV, telephone, satellite and computer networking. The main living area in each home is fully equipped for the ultimate in home cinema experience.

With just four large homes on two acres, garden sizes at The Vale are generous yet manageable. Taking most busy professional/business people's lifestyles into account, Cole Con is landscaping each garden fully.

Just 30 minutes from Dublin city centre, The Vale is well located just minutes' walk from the village of Kilmacanogue and within easy access of the N11, the M50 link at Loughlinstown and a short drive from Bray Dart station. It is also close to Powerscourt House and Gardens (not to mention extensive shopping, leisure and cultural amenities).

Price: 2.8m.
