Period house of Victorian elegance and style charms its way back onto the market
Valerie Shanley

THIS elegant period residence at 21 Leinster Road, Rathmines, Dublin 6 will prove a delight for anyone looking for a ready-to-walkinto home with oodles of space and style. Number 21 was originally for sale by public auction at the beginning of this month but was withdrawn and is now back on the market through private treaty for 2.5m.

The layout is classic early Victorian . . . grand hall and formal reception rooms at entrance level, large kitchen/breakfast room at garden level, and bedrooms on first floor . . . but one finding favour with the modern family who like their privacy as well as entertaining space (the overall floor area is 209sq m (2,250sq ft).

To the rear of the house is a 140-ft garden, bordered by its original stone wall, and with water feature, wellestablished plants and a mature chestnut tree.

The front of the property presents itself in equally cheery aspect, and the house is painted a sunny yellow with the multi-paned sash windows picked out in pristine white. Colour dominates the interior also, with dramatic dark red walls in formal reception rooms, and the master bedroom in plaster pink.

Dominating those interconnecting reception rooms are two fine fireplaces in white marble, as well as picture rails, coving and ceiling centre roses. On the hall return is another feature room . . . the main bathroom with free- standing, cast iron, roll-top bath centre stage.

Also on this level is the first of five bedrooms.

Up on the first floor are three generously-sized bedrooms, the largest being ensuite, echoing the period details of the reception rooms below including the working window shutters. A guest cloakroom is on the very top floor.

The big communal kitchen dominates the garden level of the house. Arched glasspanelled double doors lead to an understairs storage area with quarry-tiled floor and then to the door back to the front garden. The fifth bedroom here is currently used as a study. Also at garden level is a big, informal family room with fireplace and double doors to the patio and garden beyond.

To the front is the gravelled driveway with parking space for two cars.
