Diamonds to be found in Rockbrook

SITUATED on an eight acre site between Sandyford and Stillorgan, Rockbrook is an ambitious 1 billion development that will create a new self-contained urban destination in a mature southside residential area. When completed, the 850 unit scheme will include quality residences, hotels and medical facilities, as well as shopping, dining, cultural and leisure amenities.

Work has already begun at the development and this week sees the release of the first phase of 70 units for sale off the plans by selling agents, Hooke & MacDonald. Completions for this phase, known as Grande Central, are expected end 2007. Made up of four blocks of nine storeys, the first phase will contain 195 units in total.

Located close to the Stillorgan Luas stop, residents will benefit from easy access to the city centre as well as a host of local amenties.

Designed by architects HKR, and built by Fleming Construction, Rockbrook features a mix of larger than normal apartments as well as high quality office space situated around a network of landscaped boulevards and an urban park with a water feature.

Hoping to create a new benchmark in urban developments in the capital, the aim is to provide a vibrant new living working environment both day and night.

Priced from 355,000 for one-bed apartments spanning 56sq m-58sq m (600sq ft-620sq ft); twobeds span 70sq m-85sq m(750sq ft-915sq ft) and are priced from 465,000 and three-beds span 89sq m100sq m (950sq ft-1,075sq ft) priced from 625,000.

As well as generous sizes, the units feature designer kitchens fitted with fully integrated AEG appliances; tile floors and stone worktops; bathrooms with ceramic tiling; heated towel rails; chrome fittings and pine window finishes.

Recessed lighting and centralised gas heating put the finishing touches on creating a warm relaxed atmosphere.

A unique feature of the development will be the two-storey steel and glass pavilion located halfway along the main boulevard.

This will provide a ground floor restaurant with outside dining terrace overlooking the water feature. The upper level will contain a community centre and a flexible space for residents to use for meetings and public and private functions.

All park areas, boulevards and courtyards have been designed to a high specification by Bernard Seymour Landscape Architects.

Rockbrook will also include a community centre with sports hall; roof-top sky gardens; outdoor cafes and seating; a pedestrian bridge; a cultural centre;

adult and children's education centre and libraries; civic plaza for lunchtime concerts; fairs and festivals, a waterfall; a shuttle bus and numerous retail and leisure facilities.

If all that isn't enough, Rockbrook is also within easy reach of Leopardstown Racecourse, the Westwood Club, Marley Park as well as numerous golf courses.

The Belfield Campus at UCD is within walking distance, as are numerous primary and secondary schools including Blackrock College, St.

Andrew's, Mount Anville and Oatlands.
