DELL computer's former landmark premises at Boghall Road in Bray is for sale by tender and could fetch in excess of 30m. In 1992 the 9.36-acre site housed Dell's first UK and Ireland sales, marketing and support operation.
The property includes a number of industrial buildings. Selling agent Hamilton Osborne King describes it as "without doubt the most significant development opportunity on the southern side of Bray" and is anticipating strong interest from key developers.
In the Bray Development Plan 20052011, part of the property is zoned for "employment uses", while under the Co Wicklow Development Plan 2004-2010 the remainder of the property is zoned for "appropriate industrial, warehouse and largescale retail warehousing".
Retail warehousing is permitted under the Wicklow development plan and is open for consideration in the Bray development plan.
Bray is designated as a 'major town centre' in the Greater Dublin Area Retail Strategy, which forecasts the town becoming a regional and county centre for retail and commercial services and development. The town and its environs have a population of 31,000, projected to increase in coming years.
The site is easily accessible to all areas of Bray and is adjacent to the main junction providing access to Greystones. Accessibility to the N11 means any retail development on the site could serve all north Co Wicklow.
