ONTHE MARKET

Commerce with quality at City North

CITY North is a new 250m commercial development on 100 acres with its own private interchage and frontage to the M1 motorway. Currently under construction, the City North business campus will provide quality, custommade business and industrial accommodation, a fourstar hotel and excellent transport links.

Planning permission has just been granted for phase one of the business park which will provide business units from small incubator units up to large distribution warehouses. The first units will be ready for occupation in the second quarter of 2007.

Additional phases will provide for motor showrooms, general showrooms and own-door office accommodation. The developer, McGarrell Reilly, will make the units in phase one available either for sale or to let. The agent, Kelly Walsh Property Advisors & Agents, are also offering design-and-build packages to suit owner-occupiers. Alternatively, land sales will also be considered to suitable occupiers subject to development controls.

A new 128-bed hotel, situated to the front of City North, will provide 12 meeting rooms, restaurant, public bar and function room to cater for 450 guests and is due to commence business in December 2006.

DEVELOPERS and investors will be interested in an attractive site on Roebuck Road, Clonskeagh which has just come to the market. This small development site of 0.4 acre (0.165 hectare) in a mature residential southside location goes for sale by public tender on 24 November 2006 at 12 noon.

Located in Clonskeagh, Dublin 14, opposite St Killian's school, the large southfacing site includes a pair of semidetached two-storey 1950s houses with attached singlestorey garages.

No 70 spans 1,780sq ft and the accommodation includes two reception rooms, a kitchen/breakfast room, three bedrooms and an attic conversion.

No 68 is a similar home spanning 1,177sq ft.

Accommodation includes two reception rooms, summer/breakfast room, kitchen and three bedrooms.

The site also has additional planning permission for a new detached two-storey house of 1,388sq ft to one side and to the other side there is planning permission for a detached two-storey house of 1,050 sq ft. Equally, according to selling agent Billy O'Sullivan & Associates, if the two houses were demolished the site could easily accommodate a small apartment development of around 17 or 18 units subject to planning permission.

This former period listed building has been sensitively preserved and extended to include a 129-bed hotel with meeting rooms and extensive car parking. The former Kingswood House will accommodate a bar and restaurant overlooking attractive landscaped gardens, while the bedrooms are newly built and will have all modern facilities.

This investment property is let on a brand-new 25year lease with reviews only at intervals of five years and upwards to Choice Hotels Ireland at an annual rent of just under 1.4m.

One of the key attractions of this sale is the availability of hotel capital allowances and between 80% and 90% of the project cost will be available to a purchaser depending on the purchase price.

According to Paul Collins of CBRE: "This is an exceptional investment opportunity. The tenants . . .
