The Beeches, Foxrock: 1.7m The Beeches shine brightly
Valerie Shanley

JUST why a home has a feelgood, welcoming atmosphere is often hard to define, but an abundance of natural light has an awful lot to do with it.

According to HOK Residential, The Beeches, a four-bed detached home in Foxrock, is one of the brightest homes to come on their books this year, and it's easy to see why.

Large picture windows, a sun room and a south- facing balcony (accessed through a glazed door from one of the bedrooms) all contribute to a sense of well-being throughout this 196sq m (2,100sq ft) family home which also has views of Dublin Bay just visible from the master bedroom. A real draw is the inviting kitchen/ breakfast room, a place to both work and congregate. Cream-painted fitted presses and a vast window add to the light, airy feel of the room, which overlooks the secluded deck and mature garden beyond.

Another informal room is the TV/family room which has the novelty of a service hatch back to the kitchen . . . just the thing for passing the bowl of popcorn through when watching the big movie.

There are three reception rooms in all, leading from the large reception hall. New pine doors on rooms leading off all add to the bright, fresh feel. The spacious and openplan lounge/dining room is one of the more formal reception rooms, dominated by an attractive Sandstone fireplace. French doors open from here to the sunroom, which in turn steps out to the deck, or on through to the kitchen/breakfast room. A well-fitted utility, guest cloakroom and family room complete the accommodation at ground floor.

Upstairs are the main bathroom, three double bedrooms and a single bedroom. The main has a fully tiled en-suite.

Outside are the large gardens with parking space for four cars. The rear garden has a number of 'outdoor' rooms, including a childrens' play area.

This property was previously for sale by public auction for 1.8m, and is now back on the market for private treaty with an asking price of 1.7m.
