Roaring success in Knocklyon

Dalriada, Knocklyon: from 525,000 ONE of the last new residential developments to come to the market this year, but certainly not the least, is Dalriada in Knocklyon, Dublin 16. In fact, discerning house hunters looking for high-spec family homes with all the little extras included as standard will probably consider it well worth the wait. Built by Ellier Developments, who have been redefining the local landscape in this part of south Dublin with successful developments like Hunterswood, the launch will see the release of just 19 houses which are bound to snapped up by buyers looking to trade-up.

Comprised of 180 houses, bungalows, duplexes and apartments in total, the first phase of Dalriada will consist of three different house styles; three- and four-bed three-storey terraced and semi-detached homes together with three-bed two-storey semi-detached and detached homes. The three showhouses with interiors by Insitu Design also go on view at the development for the first time this week. The first phase is scheduled for completion in early to mid 2007.

The three different house types all have attractive designs and offer buyers something special. The threebed two-storey corner house, The Lindesfarne, has exceptionally bright rooms and is priced from 595,000. The four-bed, three-storey, The Argyle, is ideal for a growing family and is priced from 625,000. And the three/four-bed, The Derry, boasts generous sized bedrooms and is priced from 575,000.

The location will also attract many buyers. Situated close to the M50 and with a new link road to Rathfarnham, the is a good bus service and the Luas at Tallaght is a short drive away. Dalriada is also close to all the amenities at Rathfarnham and Knocklyon villages.

There will be two entrances, one off the Ballycullen Road and one off Stocking Avenue. Dalriada is laid out in individual cul-desacs, which reduces traffic, enhancing peace and tranquillity as well as safety for children. There will be no vehicular connection between the Ballycullen Road and Stocking Avenue so it won't become a rat run for commuters. Extensive landscaping of the open spaces and central courtyards, and a purpose-built children's play area will enhance the community atmosphere.
