Finding the lost city of Atlantis

FOR hundreds of years sceintists have been searching for the lost city of Atlantis. Some believe Atlantis to be Switzerland, others New Zealand, Crete and even Ireland.

No one knows for sure whether it is real or just a city made up for a story. However, for one Irish businessman, Atlantis is very real and can be found in Paradise Island in the Bahamas.

Monaghan-born Kevin Macklin, founder of Floridabased Celtic Realty, is offering Irish investors the chance to invest in a 22-storey, ultra luxurious oceanfront condominium hotel at The Residences at Atlantis, due for completion at Christmas 2007.

The residences, an integral part of the resort's Phase III programme, will boast 495 junior, one- and two-bed suites (with prices ranging from $700,000 for junior suites to over $1.1m for one-bed suites), a private owners' lounge and fully staffed lobby, swimming pool, restaurant and 24-hour security and valet parking.

Buyers will have access to the resort's exisiting casino, plenty of duty-free designer shops, the Mandara spa, fitness and sports centre and full-service marina.

"One of the more compelling reasons for the Irish investor is the tax concession being offered by the developer on the purchase, " Macklin says.

"The usual land purchase in the Bahamas requires the payment of a 10% transfer tax upon purchase that is usually shared 50/50 with the seller and the buyer. However, the developer of this project has agreed to incur the entire 10% tax so that the Irish buyer is not required to share in this expense at all."

The resort is over 190 acres with the centrepiece a 34-acre waterscape offering the largest marine habitat in the world.

The resort also offers 11 swimming zones with 11 million gallons of fresh and saltwater swimming pools, theatres, a comedy club, a conference centres that can accommodate over 4,000 people and two championship golf courses designed by senior tour-player Tom Weiskopf.

This $200m development project is a partnership between Kerzner International Ltd and Turnberry Associates, one of the premier realestate development and property management companies in the United States.
