Latvia and Vegas offer exciting investments

INVESTORS looking for exciting overseas commercial opportunities will be interested in the sale of two schemes, one in the US, the other in Latvia, currently on the market with selling agent David Stanley in Dublin.

The first development, Ivana in Las Vegas, offers a unique opportunity to acquire a landmark condo tower plus gaming property on the highprofile Vegas Strip for $50m.

The most valuable aspect of the two-acre site is its unlimited unrestricted gaming licence, which doesn't have a hotel-room requirement. The site also has planning permission to construct a 923ft, 73level tower consisting of 945 condos plus commercial space.

According to the selling agent, the condos alone would be worth over $1bn and the developer can build the condo-hotel units, sell them all out and funnel that money back into development costs instead of holding the minimum required hotel rooms.

The second development is in the rapidly growing tourism market in the Baltic region.

The Timberland Hills Golf and Country Club golf-resort scheme in Latvia is seeking offers in excess of 15m. With only three golf courses in the country, it promises to be a highly sought after project.

The 678-acre site is 85km from the airport at Riga and has planning permission for an 18hole golf course, a five-star hotel with 300 rooms and 596 single family plots averaging 2,000sq m. The site includes full commercial and residential zoning with all licences and permissions in place.
