Kilronan Castle: from �?�299,000



ONE of the first new releases of 2007 takes place this week with the launch of Kilronan Castle at the Four Seasons Hotel in Dublin.

The prestigious event will be attended by Diarmuid Gavin, who designed the landscaped gardens.

Situated on the banks of Lough Arrow and Lough Meelagh in Ballyfarnon, close to Carrick-on-Shannon in Co Roscommon, Kilronan Castle will be transformed into a new hotel with a wedding chapel, conference centre, 81 luxury bedrooms and a spa facility. The development will also feature a nine-hole par-three golf course designed by Nick Faldo.

Built by the Hanly Group, who are responsible for another spectacular castle development at nearby Lough Rynn in Co Leitrim, Kilronan Castle features 60 courtyard townhouses around a state-of-theart hotel complex. Comprised of threeand four-bed units, the properties all have the benefit of Section 23 tax relief (circa 70%) and are being sold fully equipped and fully furnished. Purchasers will also benefit from two golf course memberships at Kilronan Castle.

Work is already underway and first completions are expected in June 2007. The courtyard houses are particularly spacious and range from 1,141sq ft to over 1,300sq ft.

The three-bed homes are available as midterraced and end-of-terrace houses while the four-beds are available in end-of-terrace and detached houses. Accommodation comprises of a large lounge, fully-equipped fitted kitchens and spacious bedrooms.

All houses have a family bathroom, guest WC and en-suites. Despite the luxurious surroundings and facilities, the homes are priced from just Euro299,000.

The launch of Kilronan Castle will take place in the Four Seasons Hotel, Dublin, Thursday, 18 January 2007 at 5.45pm.
