Glenmore House, Mayo: ?2.8m - Get more for your money in Glenmore
Roisin Carabine

HOW quickly a sellers' market has become a buyers' one. The slowdown in the property market in the latter half of last year has resulted in an unusually high number of homes for sale this January. Of course more choice may mean that buyers will be willing to negotiate on the price.

The next owners of this Georgian house in Crossmolina, Co Mayo could be lucky. It's been on the market since May 2006 with an asking price of Euro2.8m.

Every inch the grand country pile, Glenmore House is a rambling, beautifully refurbished two-storey over basement five-bed house on 160 acres with shooting rights over a further 239 acres - ideal for those interested in country pursuits.

The property is approached through a pair of large stone piers, along a tree-lined avenue, over a bridge flanked by an ornamental lake and stepped pools. It is in an extremely private setting and enjoys commanding views over the surrounding farmland.

Inside, accommodation is just as visually arresting and includes a reception hall with doors leading to the principal rooms which include a library, dining room, music room, drawing room, kitchen/breakfast room and pantry. Also on this level is a most impressive conservatory akin to the style of the hothouses in Dublin's Botanic Gardens, with double doors to the garden.

Upstairs are four bedrooms, all en-suite. The basement is home to a billiard room, wine cellar, barrel vaulted sitting room, utility, WC and a fifth bedroom.

And if all that's not enough to whet your appetite, this property also comes with a staff cottage, lodge cottage, stable yard with 14 loose boxes, menage and courtyard to the rear with workshop, garage, fuel store, boiler room, laundry room and tack room.

The surrounding gardens are mainly laid out in lawn with an ornamental lake to the front of the house which also doubles as a swimming pool for horses.

Glenmore House is three miles from Crossmolina and 11 miles from Ballina.
