WITH fewer homes being put up for auction this season it will be interesting to see which houses sell and which don't. And which agents get it right on the timing and price.
Agents Sherry FitzGerald are hoping that buyers will not only take interest but perhaps fall in love with this Victorian twostorey over basement property at No 89 Strand Road, Sandymount, Dublin 4, which goes to auction on St Valentine's day, 14 February, with an AMV of Euro2.5m.
While the interior design may not be enough to set hearts racing (nothing that a little imagination, lick of paint, change of furniture and some clever accessorising won't cure), the breathtaking sea views definitely will.
On a clear day you can see for miles across Sandymount Strand, Dublin Bay and beyond.
Of course, a great location and stunning views aren't all that this property has to offer. It's got 'potential', and lots of it. The big sell is undoubtedly the private 150ft west-facing rear garden, well stocked with apple and palm trees which agents say could make an ideal mews site, subject to planning permission of course, and with still enough space left to enjoy the outdoors.
Dating from 1835, the property is a fine period gem and retains many of its original features including original polished timber floors, original shutters, ornate fan light over the front door, double-folding panelled doors in the reception rooms, mahogany staircase and wonderfully proportioned highceilinged rooms with decorative coving.
The traditional sash windows have unfortunately been replaced by double-glazed PVC but at least they'll keep the sea breeze at bay.
Accommodation spans a very generous 186sq m (2,000sq ft) and is spread out over three floors with the kitchen/breakfast room with double doors to the back garden, family room and shower room at basement level.
Upstairs at entrance level is a gracious arched hallway off which are two interconnecting reception rooms; a drawing room with white marble fireplace and fitted glass shelving and large dining room overlooking the back garden. Tall windows flood the space with light and make the most of the sea views. Beneath the grey carpeted floor hides the original polished boards.
Upstairs, are three bedrooms, two overlook the bay, the other the garden. Also on this level is the main family bathroom with mirrored walls and white suite.
From here you can gain access to the attic.
The property is well set back from the road and offers generous off street parking to the front.
