WITH more of us tapping into the exhilarating ski and snowboard culture, so grows the appeal of snapping up a property in one of the world's snowy destinations. This weekend sees the launch of three leaseback residences in the French Alps through Colliers JacksonStops that not only offer good skiing but also good investment potential and for all budgets.

'Residence Cybele', due for completion in December 2007, in the 19th century spa town of Brides Les Bains, comprises 122 furnished apartments with underground parking and boasts an indoor swimming pool, sauna, steam room and jacuzzi. The residence couldn't be better located for the ski enthusisat and offers easy and direct access by cable car to Meribel and the largest ski area in the world, 'Les Trois Vallees'.

Studio apartments span 27sq m and cost from Euro84,000; two-bed cabines span from 55sq m and cost from Euro178,000. The buyer can choose from two types of leases:

the 'Invest' lease which offers 4.9% rental income but no personal use included or the 'Serenissime' lease which guarantees rental income based on the number of weeks of personal use of the property. Up to eight weeks of personal use are available.

The second residence, 'Le Roc Belle Face' in Arc 1600, Les Arcs, due for completion in December 2008, is a four-star residence comprised of 115 fully furnished apartments and includes cellars, underground parking spaces, indoor swimming pool, sauna, steam room and gym. The big sell here is that you can ski from the doorstep of your apartment onto the slopes. The Savoie region in which Les Arc is located is one of the top tourist regions in France and boasts 425km of slopes, three glaciers and two summits over 3,000 metres - offering endless possibilities for the ski junkie.

There are a variety of property types available at the residence from one-bed apartments, spanning 32sq m from Euro184,000, to onebed cabine duplexes spanning 47sq m from Euro262,000 and three-bed cabine duplexes spanning 102sq m from Euro542,000. Buyers can also choose from three different leases:

the 'Invest' lease with 3.8% guaranteed rental income and no personal use; the 'Serenissime' lease with 3% guaranteed rental income including five weeks of personal use; or the 'Optimum' lease which offers 2.5% guaranteed rental income including 12 weeks of personal use.

The third residence, 'Les Chalets Edelweiss', in Plagne 1800, in the Paradiski domain, comprises 88 fully furnished apartments with cellars, underground car parking spaces, swimming pool, steam room and gym. Buyers can choose from one- and two-bed apartments and two-bed duplexes from Euro182,000 with the option of up to 12 weeks of personal use per year and a guaranteed annual rental return of up to 3.8% All three residences are convenient to Geneva and Lyon airports with direct flights from Dublin with Aer Lingus.
