THE Riverview Hotel in New Ross, Co Wexford, one of the most recently constructed hotels in the south-east, is expected to fetch in excess of Euro3m when it's sold at auction next Wednesday.
Situated on the quays and offering commanding views of the river Barrow, the 16-bed hotel fronts onto the main Cork to Rosslare Europort route.
"It's a pretty impressive structure, built within the last three years, and it comes with the added attraction of tax allowances to the value of Euro1.5m, " says John Radford of auctioneers Sherry FitzGerald Radford.
"It's well located on the N25 and right in the centre of New Ross."
The hotel, which extends to 12,000sq ft, has two fully equipped bars, a large function room, a conference room, 16 en-suite bedrooms and parking to front and rear.
CCTV has also been installed in public areas to provide extra security.
"The Riverview has been operating very nicely with a turnover of Euro1,050,000 per annum, " says Radford. "It's a popular stopover for sales reps looking for B&B. It has already built up a reputation for good food and the bar trade is excellent thanks to steady support from local clientele.
"Taking everything into consideration, I think it would make an ideal family-run business. It's in top-class order and in turnkey condition.
"It's finished to a very high spec and because of the degree of interest shown to date, we're pretty confident it will achieve between Euro3m and Euro3.5m."
The auction will take place on Wednesday, 14 February.
