A touch of seaside class in Sandycove Sandycove: Euro2.75m
Valerie Shanley

WHILE an element of caution may have entered the auction market this spring, there is great optimism out there too - especially when it's revealed that the property editor of a national newspaper has decided to put her home under the hammer.

No 5 Ballygihen Avenue is a gracious, double-fronted, 1830s residence in Sandycove, Co Dublin, owned by the property editor of the Irish Times, and most certainly something to write home about.

This is a charming family home that fits well the classic profile of an auction property in a sought-after coastal location - and it could well prove the barometer for how the market performs over the next few months.

The 1830s exterior of the property is mirrored by a characteristically period interior - but without the sombre colours and formality associated with the typical Victorian residence. White washed floorboards and sunnypainted walls highlight the architectural character of the high ceilings and lofty sash windows beaming natural light into the 263sq m (2,835sq ft) interior.

There are two interconnecting reception rooms and a large family room off the entrance hall.

To the rear is the white kitchen, all old-world charm and warmth courtesy of the vintage Aga and painted presses. Off the kitchen is the utility, guest cloakroom, and original pantry.

The first room on the return is an open-plan study with wonderful sea views. Up another flight of stairs is a large landing with four double bedrooms. The master bedroom is en-suite;

the family bathroom and walk-in wardrobe complete the accommodation at this level.

To the front is a landscaped forecourt, while to the rear is a paved and lawned, west-facing garden with access to the lane.

Properties don't come up for sale in Sandycove very often, but it's an area that doesn't need any introduction for those seeking a home at this end of the market.
