Area Spotlight Glasnevin



Once a small village on the banks of the River Tolka, Glasnevin has grown considerably in size since the 1900s - not least in agents' brochures where new roads are increasingly claimed as being within that sought-after Dublin 9 address N1 Where is it?

Glasnevin is roughly three miles from the city centre. The boundaries, as elsewhere, are slightly blurred and extend to Dublin 11. Glasnevin North extends to Wadelai, the Old Finglas Road, Hillcrest and Willow Park. To the east, the boundary takes in part of Griffith Avenue and The Rise.

Type of houses:

Solid Victorian, Edwardian and early 20th century red-brick four-beds in terraced roads running parallel down from Iona Road to Botanic Avenue; 1920s' semis in Cremore; 1930s-1960s' three bed pebbledashed semis on Mobhi Road - all of which have large gardens. But amidst all of the period splendour, Glasnevin also has its new apartment blocks.

Average house prices:

A three/four-bed semi in walk-in condition on Iona or Lindsay can fetch up to Euro1.4m.

The odd lucky buyer might snap up the rare one needing substantial work for Euro1.1m. Houses in good condition on Botanic Road can fetch up to Euro1.2m; Cliftonville or Marguerite Roads are around the Euro1m mark. Mobhi Road are anything from Euro1.1m to Euro1.2m for a four-bed semi.

Rental market:

The rental market is pretty bouyant, with tenants seeking accommodation close to the huge campus at Dublin City University, and the Bon Secours Hospital, and the city centre. The average rental for a one-bed apartment is Euro1,100; a two-bed apartment can fetch around Euro1,450 per month.

Houses vary - a period three-bed near the Drumcondra end of the area could rent out for anything from Euro1,600 - Euro2,000. A fourbed house recently rented out on the old Ballymun Road for Euro1,800 per month.

Best streets to live in:

Any with a Glasnevin postcode, says Simon O'Connell from Sherry FitzGerald.

Transport:

Parts of Glasnevin are within walking distance of town but the area is well served by bus - Nos 13A and the 19.

Amenities:

Good shopping at nearby Clearwater in Finglas and Phibsborough Shopping Centre. Dublin City University offer good sports facilities, and there are a number of public parks such as Albert College Park, Hampstead Park. and Botanic Gardens.

Schools:

The North Dublin National School Project in Glasnevin was one of the first multidenominational schools in the country. The school relocated, in recent years, to a swanky new building on the Ballymun Road. Secondary schools include the Holy Faith convent, and at third level, Dublin City University on Ballymun Road/Collins Avenue.

Future development plans:

Addison Lodge - just across the road from the Botanic Gardens - was recently sold for a rumoured sum of Euro16m. The garage behind the Washerwoman's restaurant also looks set for re-development, as does part of the original Smurfit site on Botanic Road, recently demolished.
