Be the king of the Castlegrange - Castlegrange, Castaheany, Dublin 15: from Euro355,000

PURCHASERS have two bites of the cherry at Castlegrange, a new development of two-, three- and four-bed houses in Dublin 15 launched this week.

Schemes such as this, comprised entirely of good value two- and three-storey housing within easy access of the city centre, are something of a rarity in today's apartment-driven market and interest is expected to be strong.

The 300-unit scheme is being developed separately by EP Lynam and La Vista Ltd and is being sold by selling agents Sherry FitzGerald New Homes and Douglas Newman Good New Homes. Both agents have released first phases this week.

While the units are roughly the same size and price, standard features and finishes vary slightly between the two developers.

Sherry FitzGerald has released 30 two- and threebed houses along with two showhouses. These extremely energy efficient homes, built by EP Lynam, have high ceilings (9ft 6in) and multiroom, multi-source home entertainment system as standard.

Gas-fired radiator central heating, Lamartine electric fire, 'Nolans' fitted kitchens, fitted wardrobes and 'Rocca' tiling in the en suite, bathroom and kitchen also come as standard.

Meanwhile, Douglas Newman Good has released 40 two-, three- and four-bed houses on behalf of La Vista Ltd. Featuring a variety of designs in two- and threestorey layouts, these family homes come with large kitchens and dining areas and gardens fitted with decking.

Finishes include walnut fitted kitchens with granite worktops as standard in the four-bed houses, extensive wall tiling in all bathrooms, ultra-modern coal-effect wallmounted fires and wiring for plasma screens.

There is also the optional extra of advanced wiring for a home entertainment system whereby each room can have speakers and a separate control panel for the central sound system.

Located off the New Ongar Road and adjacent to Clonsilla train station, Castlegrange has schools, shops and public transport located closeby.

Blanchardstown shopping centre is just five minutes' drive away and Blanchardstown Institute of Technology and Blanchardstown hospital are also within the immediate locality. As a result, letting potential is very strong in the area according to the agent.

With leading multinationals such as IBM, Xerox and 3com also located in the area, this is an excellent location for owner-occupiers and investors, say the agents.
