Area Spotlight Ringsend

 


With a Dublin 4 postcode, Ringsend is a traditional old district east of the city . . . but without the gasp-inducing house prices of its upmarket neighbour Sandymount. Where once the docks dominated as the biggest employer, it's all change with 21st century companies such as Google forming part of the radical transformation

Where is it?

Ringsend stretches from Barrow Street along Ringsend Road and South Lotts Road, over Bridge Street and into the actual village itself where it meets Irishtown . . . a narrow stretch of houses alongside the main Irishtown Road. All the surrounding areas from the village across the park to Pigeon House Road are considered to be Ringsend . . . although some locals may contest that, explains Kate Dowling of agents Felicity Fox, which regularly sells nicely renovated homes in the area. Neighbouring districts include Sandymount and Ballsbridge. Located just 1.5 miles from St Stephen's Green and Grafton Street, the city centre is an easy 20-minute stroll away.

Average house prices: House sizes vary as do prices. For a typical mid-terrace redbrick residence (circa 4679sq m) prices range from 525,000 to 610,000. With these smaller homes, purchasers tend to be young professionals or parents buying for kids in college.

Type of houses: The majority of properties in Ringsend are small workers' cottages and terraces of two-up, two-down redbrick houses, with some larger 19th century houses on the fringes. The area has seen massive rejuvenation in apartments as part of the Dublin Docklands Development Plan. The Gasworks was recently developed into a luxury apartment block.

Rental market: The rental market is strong as the location is so convenient to the city centre and the recent opening of both Google and Mason Hayes & Curren has increased demand for quality housing for the young professional market. Rents average between 1,600 and 2,200 per month

Best streets to live in: Ringsend Park. Also South Lotts Road has always been popular as the houses are considerably larger than those in the surrounding streets, thus allowing locals to trade up without leaving the area. It seems that once you live in Ringsend you never want to leave and so there is a shortage of houses for growing families to trade up to.

Transport: Grand Canal Street Dart station. Bus numbers 1, 2 and 3.

Amenities: Sportsco Leisure Centre, Shelbourne Park (greyhound stadium), Ringsend Park and Waterways Visitor Centre.

Schools: Scoil Mhuire, Scoil Naomh Padraig, Sandymount National School, Ringsend Technical Institute and Marian College.

Future development plans: The Dublin Docklands Development Plan incorporated Ringsend into its masterplan which has already made improvements to the streets with lighting, benches and an overhaul of the public library. Grand Canal Docks are home to some trendy bars and cafes.
