A NUMBER of former railway-station vaults and a platform building originally constructed to service the old Harcourt Street train line have been renovated and are available to let from developer Clancourt for commercial use. The vaults, with their distinctive arched cut-stone entrances, offer interesting and unusual retail and restaurant opportunities.
"They're quite unique.
There's nothing quite like them in Dublin, " says Darina Delahunt of agent Savills Hamilton Osborne King.
Planning permission exists for restaurant and food uses on the majority of space whilst retail is permitted in certain locations. The seven vaults, which are located in Park Place behind the Odeon bar at the corner of Upper Hatch Street and Harcourt Street, range in size from 120 to 207sq m.
Above them is the original station platform building which measures 8,500sq m and which Delahunt says is ideally suited to restaurant usage.
"At the moment we're in discussions with two interested parties and each of them is considering taking around 4,000sq m with a view to opening restaurants there.
"Rents for this development start at 650 per sq m.
for the larger units.
"In the first three vaults we're looking at putting in convenience uses, perhaps a newsagents or a sandwich bar . . . just to ensure daytime footfall. We're talking to various restaurant operators about using the remaining units for some type of casual dining."
