The Crosbies show

THIS weekend sees the release of a new phase at the popular city centre development, Crosbies Yard. Right beside Spencer Dock, it overlooks the Royal Canal and is entered via Ossory Road, just off North Strand Road.

Undergoing a major regeneration, this area is very close to Connolly Station, Busarus and the IFSC business area, while the new National Conference Centre is being built at Spencer Dock, all of which spells good rental potential for apartments here.

Other nearby amenities include the National College of Ireland, and the Point Depot, while further plans for the area include the widening of the canal at Spencer Dock and creation of waterside walkways and a Linear Park. The development also has access to the whole south side of the city via the Calatrava Bridge at Macken Street.

Designed by architects Scott Tallon Walker, and built by Sisks, Crosbies Yard is a contemporary style development comprising a mix of residential and commercial space.

On offer in this phase are 30 one- and two-bed apartments and duplexes. One-beds are available as apartments or duplex units and have an average floor area of 50sq m (540sq ft), while two-bed apartments range in size from 63sq m to 80sq m (675sq ft to 860sq ft).

Apartments here have good natural light, with windows to both the front and back of each unit, and there are only two apartments to every floor, with each level accessible by lift. A hanging garden shading system has been incorporated into the southern facade of the commercial building, while the overall development has extensive landscaping.

Standard features include fitted Pod kitchens with granite worktops, floor and wall tiling, and integrated appliances. Fitted wardrobes and decent-sized balconies are also standard to all units.
