The pub is exceptionally large and virtually new, boasting a restaurant and 11 en-suite bedrooms. It is situated on a 2.5-acre site which offers considerable potential for further development.

All these factors make it difficult to estimate the value of the property, says selling agent Victor Duggan of Remax Partners.
