Peace and harmony in the white house
Roisin Carabine

WITH its pared-back lightfilled rooms painted in a soothing palette of creams, with gorgeously pale flooring underfoot and accented with honest natural materials and furniture, No 31 Windsor Road in Rathmines, Dublin 6, is an uplifting antidote to the stresses of city living and a lesson in how to push out the boundaries of space by adopting a refreshingly neutral approach.

Not that this property needs any space-enhancing tricks . . . it's a very generous 154sq m (1,664sq ft) comprising four bedrooms, two reception rooms, dining room, kitchen, bathroom and guest WC.

Built in 1890, this stunning Victorian redbrick home, just off Palmerston Road is a beautiful marriage of period tradition and comfortable modern living.

The look is simple and uncluttered, and cleverly maximises the potential of the house's gracious proportions and original features.

Of course, all this is deliberate and designed to catch the eye and spark the imagination.

In a slowing market it pays to make an effort and the property savvy owner of this beautiful home has hired the services of a home stager to give it that extra edge.

Rooms are big and airy and have been de-personalised so it's easy to imagine living here.

The only thing vying for attention is the architecture and original details . . . castiron fireplaces, ornate plasterwork, ceiling roses and unadorned sash windows.

Presented in turnkey condition, there's nothing new owners need do, except unpack.

The entrance hall gives a good first impression and a glimpse of what's to come in the rest of the house. It's a long, bright, welcoming, highceilinged space with timber floors and minimal fuss.

Off it is a more formal reception room, beautifully decorated in shades of cream and furnished in elegant upholstered sofas and simple wooden furniture.

The living space to the back of the house is open-plan and incorporates a family room, dining area and kitchen. It's been extended and benefits from lots of natural light via a glazed ceiling and glazed doors, which lead to the garden.

In an open plan space it can be difficult to define zones but here clever positioning and choice of furniture and materials ensure that each area has its own distinctive look that's packed with personality yet at the same time is not jarring.

Upstairs, bedrooms are equally gracious and inviting. The emphasis is clearly on a good night's sleep with the bed the star attraction, and with so little to distract the eye, it's guaranteed.

Completing the look is a professionally landscaped rear garden, part-lawned, part-patio and as tranquil a space as inside.
