Country living in refurbished glory
June Edwards

DON'T be fooled by the name, because there's nothing humble about The Stables at Derrynahinch, Ballyhale, in Thomastown, Co Kilkenny.

In fact it's one of the most charming and elegant Georgian farmhouses to come on the market in recent times.

Completely refurbished and tastefully decorated, the current owners have created an impressive yet homely atmosphere. Floors, windows, roof and plumbing are just some of the features which have been upgraded here.

Priced at Euro940,000, this dream home on 18 acres comes complete with stabling for four horses and has an overall floor area of 321sq m (3456sq ft) between the main house and the guest annexe.

Beyond the pretty hall door, there is a decent-sized entrance hall which leads into the kitchen and dining room.

Just off the other side of the main hall is a comfortable family room with large stone fireplace, while a second hall just off here provides access to the rear courtyard.

In true country style, some of the walls are exposed stone, while many of the ceilings have timber beams, and the large kitchen is fitted with custom-made wooden units, blue ceramic tiles and a restored Aga, in addition to an old-style larder. The laundry is also fitted with a Belfast sink and period-style black and white floor tiling.

Opening out from the large kitchen is an impressive sunroom with beautiful periodstyle French doors leading out to the courtyard. The dining room, with its Cathedralstyle ceiling and parquet flooring, is bright and airy and has glazed double doors opening out to the patio.

Upstairs in the main house there are four bedrooms, and three bathrooms, including a guest bathroom with large roll-top bath.

Accessed from within the courtyard, and just opposite the sunroom, the annexe has a kitchen-cum-living room and staircase leading up to two decent-sized bedrooms.

Ideal for guest accommodation, or as a source of rental income, the annexe is completely separate from the main house.

The Stables may have the charm of yesteryear but recent renovations include the installation of underfloor heating, new sash windows, Smart wiring and insulation.

Outside, there is a garden to the front of the house, while the rear patio and courtyard form a lovely private area.

Apart from stabling for four horses, the property includes several outhouses, grazing paddocks, a meadow, and outer courtyard with wintering shed.

Just 6.5 miles from Thomastown and 13 miles from Kilkenny, The Stables is a short drive from shops, schools and all local amenities.
