PRIME SITE FOR AUCTION IN POPULAR LEIXLIP CMC BUYS BUSY GERMAN SHOPPING CENTRE CMC Capital, the property investment and wealth management arm of Crowley & McCarthy Chartered Accountants, has bought Germany's busiest shopping centre, at a cost of 245m. Located off the main A10 motorway ring road in Berlin, the A10 Shopping Centre has an annual footfall of eight million shoppers who visit the complex each year. The A10 Centre, the second largest retail mall in Germany, is a major regional shopping centre of 116,500sq m. Plans are also in place to further extend the centre by 2009. The shopping centre has been purchased on behalf of CMC Capital's property syndicate investors in a joint venture deal with a UK private investment firm and the purchase represents an initial yield of around 6%. Opened in 1996, the A10 Centre has 116 retail units, along with a 30-lane bowling alley, a 14-screen cinema and several bars and restaurants. Tenants include Lidl, Real Hypermarket, Bauhaus, H&M, C&A, Esprit, Yves Rocher, and Ospray.

MIXED-USE SITE FOR SALE OUTSIDE LIMERICK Chevron (Ireland) Ltd is selling its former Park Service Station in Limerick. The site, which is just outside Limerick city on the Dublin Road, has both commercial and/or residential development potential.

This 1.47-acre site has great frontage onto the Dublin Road is just opposite the Parkway roundabout and adjacent to the Parkway Shopping Centre and Homebase. Previously the location of a garage and filling station, the site is zoned 'General Purposes' under the Limerick City Council Development Plan (2004-2010), which means the land can be developed for commercial and residential purposes or for industrial use.
