Looking for a Change of Life Option?

 


Sherry Fitzgerald Haythornthwaite has a number of interesting properties on its books at the moment, with two in particular appealing to what Adrian Haythornthwaite describes as someone looking for a "change of life" option.

The first of these is Blackhall House, a pre-Georgian farmhouse located near the sea at Bannow. On the market at offers in excess of EUR 950,000, the house features open fires, sash windows and good sized, well proportioned rooms.

Externally a number of horse stables have been renovated to provide three one bedroom en-suite apartments, previously used by students of the equine business. The additional sheds, loose boxes and lunging rings on the eight acre site provide an opportunity to run a variety of equine pursuits.

On the commercial side Sherry Fitzgerald Haythornthwaite is expecting a lot of interest in 77 North Main Street, Wexford . . . a 110 square metre retail investment in a prime location. The premises are fully let on long leases generating rental income of EUR 41,500 per annum from a shop on the ground level and a dental surgery upstairs.

Adrian explained that the rent is up for review in early 2009, when it can be expected to increase to around EUR 65,000. "This is a great investment property generating a steady income in an excellent retail location that has been upgraded in recent years." 77 North Main Street has an AMV of EUR 1.8 million and comes with planning permission to double the size of the ground floor.
