INTERNATIONAL property specialist Pure International, which recently opened an office in Dublin, has launched the Worldwide Private Residences investment fund, which will include properties at Ireland's Ryder Cup venue the K Club.
With a one-off payment currently starting at 233,600 the fund offers the opportunity to own and enjoy a portfolio of luxury properties, each valued at approximately 2.04m, with no management obligations or further fees to pay for the 10-year lifetime of the investment.
The fund will total 77.9m through 300 interests, each with a generous minimum of five weeks' personal usage per annum in 30 homes worldwide . . . a lower owner/user ratio than the majority of vacation clubs. Homes will include golf, spa, ski and sun in mountain, beach and city locations. In addition to the K Club, locations include an authentic Canadian ski lodge and a beachside pad in the Caymans, with plans for a further 20 properties worldwide, including Aspen, New York, Tuscany and Mauritius.
After 10 years, the fund will be liquidated, with 70% of the gains returned to the investors. Included within the subscription price are the cash requirements to fund the annual property-holding costs of local taxation/ utility payments, etc, for up to six years, after which the fund would look to remortgage the properties to cover additional operating costs as required.
