Village living by the canal - The Village, Dublin 15: from 305,000

IN THE current slowing property market, a new development boasting bigger than average homes and a whole host of designer extra features as standard may not be enough to get buyers through the door if the development isn't in a good location to begin with, doesn't have easy access to transport and isn't keenly priced.

Fortunately, for agents Savills HOK, The Village at Rathborne, Dublin 15 which is releasing the final phase of 30 units this weekend, shouldn't have any problems attracting buyers, if past launches are anything to go by, which saw most units in this 258unit development being snapped up off-plans.

So what's its appeal? Location for starters. Rathborne is just five miles from Dublin, within walking distance of the Phoenix Park in a pretty village-like environment on the banks of the canal. What's more it has its own train station at Ashtown which can take commuters to the Docklands train station in just 18 minutes. And more importantly, units here are keenly priced, starting at just 305,000 for a one-bed apartment at 52sq m to 500,000 for a three-bed penthouse, measuring 89sq m.

The village quarter of this development, which is where the remaining units are located, boasts a mix of retail and commercial facilities, including a Superquinn and soonto-be-opened canal side cafe, bar and restaurant. All units boast balconies of various sizes, some even have two, and car parking is underground so as not to take away from this pretty environment of low density wood and glass fronted units.

Another strong selling feature of The Village, especially for first-time buyers, is the method of payment. An initial booking deposit of 5,000 is required to secure an apartment and an additional 15,000 required on exchange of contracts.

And for those looking for extra features as standard The Village does not dissapoint. Apartments boast integrated appliances, modern high-gloss vanilla kitchens with wooden worktops, all bathrooms and en-suites include high-quality sanitaryware, fitted wardrobes with tie rails and integrated drawers and timber decked balconies.
