Area Spotlight - East Wall

 


Where is it?

Around one mile from the city centre, within the Dublin 3 postcode. It borders Dublin 1, the Irish Financial Services Centre, the Point Depot, Fairview, North Strand and Clontarf.

Average house prices Type of houses Houses in East Wall range from smaller, redbrick two-beds on Caledon Road to larger two- and three-beds on Shelmalier Road. According to Neil Flood of agents Gunne who sell in this popular northside district: "There are larger again, private, one-storey, overbasement-style bungalows on Church Avenue and smaller one- to two-bed dormer-style bungalows on the likes of Hawthorne Terrace. For a good-sized three- to four-beds, look around Seaview Avenue where many houses retain original features." The Crosbie's Yard apartment development at adjacent Ossory Road, designed by Average house prices range from 380,000 to around 520,000, averaging at around 420,000. Modern apartments are similarly priced.

Scott Tallon Walker, is a marker of the ongoing regeneration of the entire docklands area, as is The Lighthouse development.

Best streets to live in

The most sought-after streets in East Wall include: West Road, Seaview Avenue, Strangford Gardens, Hawthorn Terrace and Strangford Road.

Rental market The rental market is excellent and there is high demand for property due to proximity to the city centre, East Point Business Park and the Irish Financial Services Centre. Prices range from 950 for a one-bed apartment to 1,200 for a two-bed house/apartment and between 1300 and 1700 for a three- to four-bed house.

Transport

Buses include: 20B, 27, 27B, 27C, 27X, 29A, 31, 31B, 32, 32A, 32B, 32X, 42A, 103, 104, 127, 129, 130. Connolly Station, Busarus and the Luas are all within walking distance, as is city centre.

Amenities Seabank Restaurant; Lidl have applied for planning permission to build a new supermarket there; Clontarf Strand; St Anne's Park; Croke Park; the IFSC, The Point, the city centre, the Luas . . . all services are available within a one-mile radius.

Schools

City Quay NS, St Joseph's NS, St Laurence O'Tooles, St Patrick's, Larkin College, Marian College, Marino College, Westland Row CBS and the National College of Ireland.

Future development plans The entire docklands area nearby is undergoing continuous development. East Wall falls under the Church Road/East Wall Area Action Plan. A new community centre, part of a 9m scheme part-funded by the Docklands Development Authority and the government, is due to open in 2009.
