Area Spotlight - Finglas

 


Where is it?

Roughly three-and-a-half miles from the city centre, bordering on Ballymun, Drumcondra, Glasnevin and Cabra.

Average house prices

House prices range from 290,000 in roads in South Finglas, up to 460,000 in East Finglas. Examples of properties currently on the market are a one-bed apartment in the new Parkview development at 255,000; a three-bed end of-terrace on Gortmore Drive for 320,000 and a three-bed semi on Ballygall Road West for 375,000.

Type of houses

Traditionally, two- and three-bed council houses but more recently added to with several new apartment and duplex developments which include Mayestown, Premier Square on the old Premier Diaries site on the Finglas Road, Charlestown on the North Road, and Hampton Wood on St Margaret's Road which extends all the way to neighbouring Ballymun.

Best streets to live in Finglas East is a sought-after area and borders on Glasnevin. Popular roads to live in include Clancy Road, Clune Road, Finglas Park and Ballygall Road. The private development on Gortmore Drive is among popular roads in Finglas South.

Rental market

"The rental market is excellent, " says Allison Mulvey, director of the local Mason Estates office. "People are crying out for rental property in Finglas and there is a shortage as investors are being a little shy at the moment compared to previous years. When you consider that average rents on a two-bed apartment are 1,200 per month, and that a two-bed can be bought for around 305,000, that is a good return in terms of buy-to-let. Tenants range from employees in construction on new developments on Jamestown Road and Poppintree . . . and who like to be within walking distance of work . . . to young social welfare renters who want to stay close to family.

Transport

Area is served by buses No 19, 19A and 40.

Amenities

Finglas village with a range of shops including Superquinn and a 24-hour Tesco at Clearwater. A proposed shopping centre at Charlestown with Dunnes Stores as anchor tenant.

Schools

A choice of both primary and secondary including Mother of Divine Grace; St Michael's; and St Bridget and St Mary's in neighbouring Glasnevin.

Future development plans

The area is experiencing ongoing commercial and residential development, since the Finglas Regeneration strategy commissioned by Dublin City Council in 2005. Finglas village is designated a prime urban centre with a quarter-acre site currently for sale by tender on McKee Avenue for 2.75m.
