Station Point, Clongriffin, Dublin 13: from Euro270,000 - Spacious homes by the trees

STATION Point, Clongriffin, Dublin 13 is a beautiful treelined boulevard and the site for an exciting new housing development by Barina Construction. The nearby town centre has all the requisite amenities including supermarket, department store, park-and-ride facilities for 400 cars, multi-screen cinema, hotel, restaurants, bars, caf�s, cr�che, shops and pharmacy.

Portmarnock, Malahide and Howth are also close, as is Clare Hall Shopping Centre and the sizeable Total Fitness centre. Also within the vicinity will be Father Collins Park. When completed it will boast 17 playing pitches, extensive children's playgrounds and a running track.

Transport links are also excellent. A Quality Bus Corridor (QBC) operates on the nearby Malahide Road to Dublin city centre and a Dart station is due to open in Clongriffin early next year.

Designed by Conroy Crowe Kelly Architects the emphasis is on creating "an attractive public realm and sucessful living environments". The design incorporates a town centre that optimises the new public transport node and a town square that acts as a civic space with caf�s, restaurants and seating areas. Cycle routes are also incorporated into the design.

On offer this weekend is the first phase of 30 apartments and duplexes, ranging in size from 55sq m (590sq ft) for a one-bed apartment to 116sq m (1,245sq ft) for a twobed plus study duplex. All apartments have exceptionally large balconies.

Inside, units boast a list of impressive standard features:

gas-fired central heating with an 'A' rated energy efficient boiler and thermostatically controlled radiators; high gloss, high spec kitchens with integrated appliances; butchers block-style worktops and stainless steel extractor hood;

Due for completion in 2008, these apartments should appeal to first-time buyers and those looking for a spacious home close to the city.
