Area Spotlight Terenure

 


Terenure is one of Dublin's oldest, established residential districts with house styles encompassing everything from grand Victoriana through to thoroughly modern. According to Anna Rossi, senior negotiator with the local Sherry FitzGerald branch, Terenure offers the best of all worlds for homeowners in terms of family homes, with the convenience of a Dublin 6 designation.

Where is it?

In Dublin 6 and 6W. The village itself is about three miles from St Stephen's Green and borders Templeogue, Harold's Cross, Rathgar and Rathfarnham.

Average house prices:

Prices have levelled off over the past year, according to Sherry FitzGerald. As is the case with the rest of Dublin, properties are now taking longer to sell but Terenure remains very sought after as it is so well established and offers such variety. As a result, average house prices fall within a number of categories, says Anna Rossi.

One-bed apartments cost 380,000 - 400,000; two-bed apartments 550,000 - 635,000; ex-Corporation two/three-beds 450,000 - 550,000; three-bed modern house 750,000- 800,000; three/four-bed period house 1.5m- 2m; larger four/fivebed houses 2m- 3.5m.

Types of houses:

One of the big attractions about Terenure is the diversity of property, including Victorian and Edwardian red bricks, pre war and ex-Corportion two/three- beds and cottages and more modern developments of apartments and townhouses. Terenure also has a large stock of three/four-bed family homes built in the 1950s which are very popular among younger families moving into the area.

Best streets to live in:

Rathdown (includes Park, Avenue, etc), Eaton Square, Terenure Road East, West, Templeogue Road, Fortfield Road (Park and Avenue), Greenlea Road, Lavarna and Parkmore. Wainsfort and Wainsfort Manor are also popular.

Rental market:

The rental market is good given the area's ease of access to the city and UCD. Twobeds rent for 1,400 to 1,600 per month; three-beds 1,700 to 1,800. Larger family homes can net around 2,500 per month in rent.

Transport:

A big attraction for families is that kids can walk to a choice of schools. There are good bus links to the city via QBCs and also to Belfield - all the 15s, 16 and 16a, 49, 49x and 49n, 65, 65b, 65x. The nearest Luas station is Cowper or Milltown - about a five-minute drive from Terenure Village.

Amenities:

Bushy Park, Dodder Linear Park, great selection of shops, restuarants, boutiques and pubs in the village itself, public library in Terenure, CYM Rugby Football Club (cricket, tennis and club sports), Terenure Rugby Club, Curves Gym, Carlisle Health and Fitness Centre. Terenure also boasts access to the Dublin Mountains and M50.

Schools:

A selection of both junior and senior schools include: Presentation Girls, St Joseph's Boys School, St Pius X, St Pius X Girls, Our Lady's School, Terenure College.

Close also to The High School - Rathgar, and St Mary's College in Rathmines.

Future development plans:

There is talk of the metro or Luas going through Harold's Cross. Two large sites are awaiting planning permission in the village - The Sunday World site (on Rathfarnham Road) and Quinlan's pub (on Terenure Road North).
