The Railway Procurement Agency and Dun Laoghaire/Rathdown County Council have jointly instructed Lisney to seek proposals for a major redevelopment in the vicinity of Dundrum LUAS station.
The sale involves the existing adjoining buildings, one of which is listed and comprises the old station, together with the air rights overhead the LUAS station and adjoining lands in the ownership of Dun Laoghaire/Rathdown County Council. This is a very exciting opportunity as the lands offer excellent potential for multi-storey development.
Dundrum village is now south Dublin's most valuable commercial suburb following the opening of the first phase of the Dundrum Town Centre. Phase two is about to commence construction.
The Railway Procurement Agency had foreseen the opportunity to develop in the air rights above Dundrum LUAS station and anticipates an important commercial scheme offering a developer both the convenience of the station and close proximity to Dundrum Main Street, Sandyford business and residential complexes together with the M50 motorway junction and park-and-ride facilities all situated close by.
The vendors are seeking development proposals and offers by way of informal tender with a closing date of midday 12 July. Whilst the agents are not providing a formal guide price it is widely expected - given the high value of land in the area - that bidding in the region of EUR 15 million could be achieved.
