Area Spotlight - Sutton

 


Sutton is on the Dublin coastline nestled between Clontarf and Howth, but unlike its neighbours with their grand period terraces, this sought-after district of Dublin 13 is of a later incarnation in terms of architectural style. The oldest properties date back mainly to the early 20th century. The generally low density of houses in parts of Sutton is indicative of high property values Where is it?

Approximately nine miles from the city centre, it borders areas such as Howth, Portmarnock, Clontarf and Raheny.

Average house prices

A four-bed family home, either detached or semi-detached, ranges from 800,000 to 1.3m, says Sutton homeowner Paul Menton of Gunne Residential.

"Sutton Park, Glencarraig and Carrickbrack/St Fintan's Park would fall within that average, while detached bungalows in Offington average between 1.2m and 1.4m. Three-bed family homes in Bayside range from 400,000 to 500,000."

Type of houses

Some period homes, but mostly 20th century, and recently, some modern apartment developments (Old Quay on Strand Road). Standard four-bed homes in Sutton Park, Glencarraig and St Fintan's are popular with families, as are the detached bungalows in Offington.

Best streets to live in

According to senior negotiator Mary Gray of the local Sherry FitzGerald office, a sea view is very much a priority for those seeking to buy in Sutton, as is close proximity to the Dart. "Sutton Park has good family homes, with average prices from 800,000. Offington is also very popular with families trading up. Burrow Road and Strand Road are very sought after. A Sutton apartment is a popular option for those downsizing."

Rental market

The best rents are achieved in family homes with average three-beds netting around 1,400 per month. Sutton also has a good corporate let market.

Transport

Bus numbers 31, 31A, 32, 32A and the Dart.

Amenities

Sutton Cross Shopping Centre, Superquinn, excellent sporting facilities including rugby, tennis, sailing, golf, and surfing on Burrow beach, coastal walks, Sutton Dingy Club and Howth Yacht Club.

Schools

Good choice of junior and secondary schools, including St Fintan's and Bayside primary schools, Santa Sabina girls school, and St Fintan's for boys for secondary level. Sutton Park School is renowned as an international boarding school having taught students from more than 22 different countries.

Future development plans

A site at Santa Sabina school recently sold for mixed development to include apartments and houses.
