Smithfield hotel expected to be 'chief' attraction

 


Lisney has been instructed to offer for sale by private treaty Chief O'Neill's, a 73 bedroom hotel situated in the heart of Dublin's Smithfield.

The Smithfield area has undergone massive regeneration in recent years, most recently with the provision of a major mixed-use development at Smithfield Market. This development and other projects, including the proposed DIT campus at Grangegorman, have created a cultural quarter on a par with Temple Bar on the far side of the Liffey.

Chief O'Neill's Hotel, which currently trades as a Park Inn, is situated beside the LUAS station linking to the city centre and offers outstanding further development potential to expand the number of bedrooms from 73 to 117 subject to obtaining the necessary planning permission. A full architects feasibility study demonstrating this development potential has been prepared.

The property is situated next door to the Old Distillery Museum, which attracts some 300,000 visitors annually and is within a short walking distance of the Guinness Hop Store and the National Museum at Collins Barracks.

A very special feature of the hotel is the ownership of the Smithfield Tower, which provides superb views over the city and is a tourist attraction itself and capable of generating a very substantial income. Offers in excess of EUR 21 million are sought.
